Masterplanning

DHA has been masterplanning major development for over thirty years. Our collaborative approach between our in-house design, planning, transport, environment, drainage and viability teams results in realistic and deliverable masterplans that align with client aspirations, best practice principles and ultimately secure planning permissions.

 

We encourage communication with key stakeholders and the local community in the development of our masterplans and moreover we aim to maximise value for our clients whilst promoting quality landscape and biodiversity, policy compliant schemes that bring about betterment through economic, social and environmental gain for local communities.

 

DHA provide a variety of masterplanning services from smaller ‘Call for Site’ representations to larger strategic masterplans, and can produce a variety of illustrative material, from detailed zoning masterplans to outline proving layouts.

Outline and Hybrid Applications 

DHA prepare supporting drawing packs for outline and hybrid planning applications complete with zonal masterplans, proving block layouts, parameter plans, 3D modelling and supporting documentation.

DHA manage these projects from start to finish from early concept, to consultation with key stakeholders and the local community to application submission and post planning condition discharge all the time utilising our multidisciplinary skill set.

 

Full Drawing Services

For the purpose of obtaining planning permission only, DHA can provide a wide range of drawing services including building extensions, conversions, redevelopment and new development for a mix of land uses including residential, commercial, industrial, retail and leisure.

 

Barns and Oast Conversions

With over thirty years’ experience in converting and redeveloping Oast Houses, rural buildings and barns, DHA have a clear understanding of the historical context of these buildings, and the detail required to secure planning permission for their re-use.

 

Computer Generated Imagery

We have the capabilities in-house to prepare computer generated imagery (CGI’s) and 3dDmodelling of varying detail to suit project needs. Our experience has shown the value in providing this imagery particularly on more complex or sensitive projects. A CGI provides an opportunity to ‘sell’ the scheme in the best light and can be particularly helpful when presenting to Members or post planning to assist with site marketing.

Graphics and Marketing

An infographic is a collection of imagery and data with minimal text that gives an easy-to-understand overview of the benefits of a proposal. DHA produce these in the form of both single graphics and infographic reports on a bespoke basis dependent upon the specific need of the client.

Working alongside our land and viability teams, DHA can produce sales and marketing brochures to assist with your development or land sale, post planning.

 

Consultation

DHA understand the value and importance of early consultation for planning purposes. We are proactive and flexible in our approach and can tailor this to client needs.  DHA can produce:

  • Exhibition and promotional artwork for use at public events
  • Website consultations
  • Design workshops
  • Parish and Members presentations and briefings
  • Bespoke graphics and documentation.

Site Promotion

DHA work with landowners to promote potential sites as part of the Council’s Call for Sites process. Utilising our in-house GIS service, we are able to provide full portfolio audits.

Design Documents

DHA provide a full suite of supporting design documentation including Design and Access Statements, Vision Documents, Development Briefs, Design Codes, Members Briefings, Sales and Marketing particulars and bespoke graphics, both in support of scheme we have designed but also for those that require this service. 

 

Landscape and Biodiversity Net Gain

DHA can advise on the discharging of a range of planning conditions relating to ecology, landscape and Biodiversity Net Gain. On all our projects, we work collaboratively with landscape architects and ecologists to ensure that development is BNG compliant
