As we head into Autumn 2025, several key Kent authorities are progressing with their Local Plans — with consultations now live, deadlines approaching, and critical decisions looming. At DHA Planning, we’ve prepared a snapshot of where each authority stands, helping landowners, developers, and stakeholders keep track of important opportunities and timeframes.
Thank you for getting in touch. We will be in contact shortly.
Our latest Local Plan graphic gives a visual overview of each authority’s position, but here are some of the key developments in more detail:

Ashford – Regulation 18 consultation closes on 13th October 2025.
Canterbury – Focused Reg 18 consultation open until 21st October 2025.
Sevenoaks – Reg 18 Plan consultation launching 28th October to 11th December 2025.
Now is the time to engage with these emerging plans. DHA is actively preparing representations for clients with interests in these areas.
Folkestone & Hythe (F&HDC) – Reg 18 consultation expected January–February 2026.
Tonbridge & Malling (T&M) – Reg 18 consultation timetable still to be confirmed, but expected between November 2025 and January 2026.
Early engagement is key, and we are closely monitoring updates to ensure our clients are ready when consultations open.
Gravesham – Reg 19 stage is overdue, with updates anticipated by October 2025.
Medway – Awaiting next steps following submission to the Secretary of State; Main Issues & Questions (MIQs) expected within the next six months.
Swale – Reg 18 consultation delayed to January 2026, pending the outcome of the Highsted Park inquiry.
We are continuing to work with stakeholders in these areas to understand the likely direction of travel and timings.
Whether you are promoting land, looking for strategic investment opportunities, or needing support to respond to a consultation, staying ahead of the Local Plan process is crucial.
At DHA Planning, our teams are working across all Kent authorities, ensuring our clients are well positioned to take advantage of opportunities as they emerge.
If you have a site you’d like to discuss — or want to understand what these updates mean for your land interests — please get in touch with DHA Planning's Matthew Porter or Greg Filmer.
