Having purchased a prominent site close to the Bligh's Meadow Shopping Area in the heart of the town, Yellow Tree Capital saw an opportunity to bring forward much needed Grade-A office space for other companies, as well as themselves.

 

Following an encouraging pre-application meeting with the council's planning officers, DHA submitted proposals to replace a previous consent for office space and nine apartments with plans for a 2,571m2 office development with room for up to 250 workers. The offices will be the largest commercial development built in Sevenoaks in the last 20 years.

 

The scheme is committed to achieving the WELL Building Standard, which puts the wellbeing of the people working in the space at the heart of the design. This will include bringing more daylight into the building and using mechanical ventilation and non-toxic paint to improve indoor air quality. Exercise related commuting will be encouraged by incorporating cycle storage, showers and locker facilities.

 

The application ensures the site will continue to be used just for employment and will also boost footfall at the nearby shopping centre. The final design of the internal space is under way with Yellow Tree Capital considering options for flexible workspace, private dedicated office pods and small suites as well as floor plates for larger tenants.

 

The permission, approved under delegated powers, included the demolition of an existing two-storey house on the site and replacing it with a five-storey office building with car park basement, designed by Sevenoaks-based Open Architecture.
