DHA secured planning permission on behalf of Gallagher Properties Ltd for a new B8 storage & distribution warehouse on a site within the countryside, strategically well located adjacent to the M20, Maidstone.

Lengthy pre-application consultation with Officers and Members was entered in to in a bid to overcome known landscape impact concerns, which informed the design process and followed a constructive and collaborative approach with the local planning authority. This strategic site is well located to the primary highway network, and was shown to contribute significantly to the Borough’s employment and economic development offer through detailed appraisal against the aims of the Council’s Economic Development Strategy and their emerging Core Strategy, which identifies the strategic employment role that the motorway junctions can play.

DHA Transport were able to demonstrate that the scheme will generate fewer traffic movements than an extant office planning permission on the site, working with Kent Highways at the pre-application stage to scope the Transport Statement and ultimately ensure that no highway objections were raised.

In response to Member’s comments, part of the site was proposed to remain undeveloped, with improvements made to an existing pond for SUDS drainage and new habitat creation works. DHA Environment produced a Sustainability Appraisal of the scheme, demonstrating that it would achieve a BREEAM rating of ‘Very Good’.

The proposed building was shown to minimise scale and massing, being cut into the southern half of the site to reduce visual impact and screen long-range views. Planted retaining walls, new boundary landscaping and ragstone walling was also proposed to ensure that glimpsed close-range views are sympathetic to the site’s urban fringe character, using a natural palette of materials.
