dha secure 230 new homes in Deal, Kent on behalf of Hillreed Homes
DHA were appointed planning agent by Hillreed Homes Ltd for an application for outline planning permission originally to develop up to 300 homes and public open space with access in detail, on land north of the town of Deal, Kent.
Local consultations with design inputs by DHA revealed fierce opposition principally on the grounds of transport capacity and surface water flooding.
The approximate site had been identified in the Dover Core Strategy as a strategic allocation subject to definition in a later land allocation development plan document (LADPD) However this would take time to produce and in the meantime, as a result of the Council’s growth strategy, it had a deficiency in the PPS3 five year housing land availability requirement.
The development boundary was reduced as the only means of removing a tidal flood risk objection would have been through the delayed LADPD.
The Council resolved to grant planning permission for up to 230 new homes in December 2011, subject to a S106 agreement.
