Reduced S106 Burdens
The Government has made changes to national planning policy to reduce the burden on smaller residential schemes.
The new policy states that affordable housing and tariff-style financial contributions should not be sought on residential schemes providing ten or fewer units, or on schemes of less than 1,000 sq.m. gross floor space.An exception is to be made in designated rural areas, such as Areas of Outstanding Natural Beauty and National Parks, where authorities can choose to implement a lower threshold of five residential units. The new rules also apply to residential annexes and extensions but do not apply to Rural Exception Sites for affordable housing.
