The outline proposal, designed by DHA’s Urban Design team, was recommended for approval by officers, but overturned by the planning committee over concerns about its location within Goudhurst, a ridge top village within a nationally protected Area of Outstanding Natural Beauty (AONB).

Having considered the matter via an informal hearing, the Planning Inspector concurred with DHA’s planning arguments that despite its location, the scheme would not constitute ‘major’ development and therefore not have a substantial impact upon the AONB.

Furthermore, the scheme offered significant wider benefits, including the provision of affordable housing, improved access, and upgrades to local play space.

The Inspector also recognised that there is an unmet provision of housing in the area which weighed heavily in favour of the proposed development.
