The proposal followed extensive discussions with the Council regarding the redevelopment of the site.  Given the proposal sought the demolition of a potential community asset, DHA, alongside our client, were required to undertake extensive marketing to demonstrate that there was no demand for the public house as well as producing evidence of other community assets providing the same function within the area.  Furthermore, during discussions with the Council the British Queen was identified as an undesignated heritage asset and therefore careful consideration was required to justify its loss.

DHA prepared a successful application that was given delegated approval by the Case Officer and will provide much needed housing for the area.
