DHA has secured support for a new business park located off Junction 10 of the M20.

Phase one of the Waterbrook Business Park comprises 45,000 sq m of B1 (Offices/Light Industrial use), B2 (General Industrial use) and B8 (Storage and Distribution) with a location for the Vehicle Operator Services Agency (VOSA) for inspection of freight vehicles.

The master plan for Phase one includes a linear park and major spine road infrastructure connecting to land to the east. Ashford Borough Council’s Planning Committee has resolved to grant permission subject to the necessary agreements.

The developers, GSE Group, are currently planning Phase two which will include more parkland, c. 300 new homes, and further employment space. This is being promoted in the context of the current review of the town’s planned development needs. DHA environment co-ordinated the Environmental Impact Assessment (EIA) covering topics including transport, ecology and flood risk.

GSE Group also instructed DHA to produce a financial viability appraisal which assessed the minimum amount of enabling development required to offset construction and infrastructure costs associated with the delivery of a new Truck Stop through the provision of 400 new homes and 24 hectares of mixed use retail and employment land.
The proposed Ashford Internal Truck Stop would help to reduce pressures on the local road networks. Our viability assessment successfully demonstrates that the residential and retail uses would be essential to ensure that the Truck Stop could be delivered as an essential piece of local infrastructure particularly in the absence of public funding or subsidy.
