30,000 sq ft warehouse for Claygate Distribution Limited

DHA have secured planning permission for an additional 30,000 sq.ft warehouse at the Claygate Distribution facility in Marden.

Claygate Distribution had expanded to operate from a number of premises within the Pattenden Lane industrial estate in the village. In 2007 DHA secured planning permission for a new 76,000 sq.ft state of the art distribution facility on land to the east of the industrial estate. The company consolidated their operation and occupied the new facility in 2008 after an £8.5million investment in the site.

Maidstone Borough Council were persuaded that the needs of the company and the lack of appropriate alternatives, particularly given the local nature of their workforce and the substantial recent investment in their current site, represented special circumstances which outweighed normal countryside policies.

DHA provided evidence to convince the Council that the applicant was an important local business who had outgrown their current premises, what had resulted in an inefficient, split-site business operation. By relocating to a new purpose built facility, they could secure a better pattern of operation, secure their future in Marden, thus retaining local jobs.

The new facility has transformed the company, allowing it to continue to prosper and expand. It now employs over 90 people.

The ability of the company to expand further has been constrained by a lack of appropriate storage space. DHA Planning were therefore instructed to prepare and submit an application for an additional warehouse to the south of the current facility. The building complements the existing building, with a curved roof design.
