New Village Shop for Coxheath

DHA successfully secured full planning permission for the demolition of an existing retail store and pub in the village of Coxheath, and the erection of 2no. buildings, comprising a larger frontage block accommodating a retail store, pub and 8no. flats, and a smaller L shaped building accommodating 2no. further flats.

The scheme provides a larger Londis store with an improved retail offer, and also brings a public house element to the village in a revitalised form. The scheme makes the most efficient use of land by providing flatted units offering a good mix ofinternal layout arrangements. All of these uses in this location are acceptable in principle and supported by policy.

A contemporary, flat roofed approach is provided to the larger block. Sedum (green) roofs are also incorporated within the design. In terms of scale, the proposed flat roofed building extends no higher than the adjacent two storey pitched roof buildings.This main block takes reference from art deco styling to mark out the building and to clearly reflect its mixed use.

The design of the larger building has been planned to work with the site surroundings in elevation, by dropping down to existing building heights and following symmetrical and regular fenestration rhythms established on adjacent properties. The ‘L’ shaped building to the rear will be more traditional in form and 1.5 storeys in height with a pitched roof, and provides for a courtyard layout with good overlooking to car park areas.

Delivery vehicles for Londis will be able to be accommodated within the proposed rear courtyard, accessed via StockettLane. The proposed car parking ensures provision for users of the pub and larger Londis store as well as for new residents. The level of parking proposed (1 space perflat) was accepted by Kent Highways Services.
